Construction Management – Construction Manager At Risk

 

Construction Manager - If you need services to get you through the critical programming phase, coordination of the design, initial budgeting and scheduling, this is the method to use. We'll help you get the project started and be your watchdog of budget and schedule. We'll also help you coordinate the execution of contractors during the construction phase.

Negotiated Contract

 

Negotiated General Contractor - We're brought on to your team early. We work with you and your architect to design and construct a facility that meets all your program and budget requirements. During the design phase, we'll give you a Guaranteed Maximum Price (GMP) and when approved we'll "fast-track" the construction phase by overlapping completion of the design and the start of construction.

Design – Build

 

Design/Build - Using this method, we'll associate with an architectural firm and their consultants to design a facility that meets your needs for program and budget. A lump-sum bid or GMP will be given to you for approval before we start construction. You, as the Owner, will have one point of contact and responsibility for design and construction.

Summary

When time is the primary concern, an owner may want a single organization that has Design/Build capabilities to manage the entire project. The Construction Management method, including Construction Manager-at-Risk and Negotiated GC, offers the greatest potential benefits for projects of any size and complexity because of its comprehensive features: A true team approach committing all the major participants to the owner's goals, pre-construction services that define and resolve all cost, timing and quality issues and an execution plan that explains how the work will be implemented and delivered within the established parameters.
